What is Song Saa Private Island?
Song Saa Private Island is a luxury private island resort comprising only 25 luxury over-water, jungle and beach villas built with sustainable materials and with the deepest respect for the natural environment. Located in Cambodia’s untouched Koh Rong Archipelago, the resort spans the islands of Koh Ouen and Koh Bong, connected by a footbridge over a marine reserve that has been established to safeguard the island’s reefs and marine life.
How do you access the island?
Song Saa Private Island is accessible via a 1 hour sea plane flight from Siem Reap. With two daily flights from Siem Reap direct to Song Saa, the resort is extremely accessible.
Alternatively, the resort can also be accessed via a 20 minute speedboat ride from Sihanoukville, Cambodia's main seaside town. The resort’s luxurious boat will ensure the trip is not only highly enjoyable, but also extremely safe with qualified captain at the helm.
Who is the developer?
The resort is developed by Brocon Co., Ltd, an Australian run property development company. The company was established in 2005 to meet the needs of expatriate residents in Cambodia. Brocon has successfully developed over 25 French Colonial apartments in Phnom Penh and has a proven track record of developing properties targeted at international investors.
The company pioneered the leasehold ownership model, allowing foreigners to purchase Cambodian property for the first time and builds upon this foundation with the sale of villas on Song Saa Private Island.
How many villas are there?
The resort features a total of 25 luxury villas- 9 over-water villas, 11 jungle villas and 5 beach villas. The first phase of villas comprises 14, one and two-bedroom over-water and rainforest villas, which was launched late last year and successfully sold out within 2 months.
The current phase comprises 6 one-bedroom over-water villas (135 sq.m.), each featuring its’ own private pool and direct access to the sea.
What facilities are available on the island?
At the resort’s heart is an over-water restaurant and lounge, positioned just off the island’s shoreline and surrounded by sea. Other facilities include a large infinity edged swimming, a spa & wellness centre, yoga & meditation centre, beachside water sports centre offering sailing, diving, kayaking and snorkeling and a breathtaking wedding venue.
When is the resort expected to be completed?
Construction began in March 2010 and the development of infrastructure and sub-structures on the main buildings are now complete. The resort is being built in a straight line and all construction will be complete when the resort opens late 2011.
What are the types of fixtures & fittings?
Adopting a ‘Rustic Chic’ design, the resort is inspired by Cambodian fishing villages with features such as over-water buildings, thatch roofs, use of rough-hewn natural timbers and drift wood.
Melita Hunter is the creative mind behind the project, responsible for the architecture, master planning, and interior design.The design ensures that the resort blends in with its natural environment, yet offering the amenities and services one would expect from a five-star resort.
The villas are fully furnished and equipped with FF&E to the highest standards.
What type of ownership is available?
Brocon Investment Co., Ltd. has a 99-year lease over both islands (Koh Ouen and Koh Bong), which began on June 8th 2008. The lease agreement allows for the company to sub-lease plots of land and individual buildings (villas) to investors under the same terms as the lease agreement.
A full due diligence pack is available upon request for interested investors (or their lawyers) to review in detail.
Who will manage my property?
Song Saa Hotels and Resorts will manage the property on behalf of the investors under their management agreement with the developer for the entire resort.
Song Saa is a luxury resort operator that manages properties in emerging locations where tourism can have a positive impact on both environmental conservation and community development.
What is the property management fee?
The property management fee for the first 5 years during the rental guarantee period is $0. After this, the gross villa revenue is split accordingly:
50% to the investor
10% into a reserve fund (2% sinking and 8% FF&E reserve) to ensure that investors do not incur additional payments to cover long-term maintenance and other expenses
40% to the resort operator/manager to cover running costs associated with the villas such as staffing, marketing/PR, bookings, accounting, and common area upkeep.
Is it compulsory to enter the rental programme?
It is compulsory for all units to enter the rental program. Each villa owner will be entitled to a 30-day annual usage.
What are the terms & conditions of my 30-day usage?
Individual villa owners can use their villas any time of the year, except between 20th December and 3rd January.
It is recommended that owners book 6 months in advance to ensure availability of their villas. Last minute bookings are also accepted, providing the villa is available. In the event that your villa is not available, an alternative villa will be allocated, though the operator will use their best endeavours to ensure owners are able to stay in their own villas.
Should owners want to stay beyond their 30-day usage, a 30% discount from the standard rack rate is applicable.
How will my rental income be paid?
The rental income is paid annually. The only tax the rental income is subject to is withholding tax, which is 14% under Cambodia law
